The pre-pour inspection takes place before concrete is placed, when many critical elements are still visible.
This inspection may include review of:
• Forms and layout
• Reinforcement placement
• Anchor bolt locations
• Vapor barriers and penetrations
• General site preparation

Identifying issues at this stage helps avoid corrections after concrete placement, when changes are significantly more difficult.
The pre-drywall inspection occurs after framing, rough plumbing, electrical, and HVAC are installed, but before insulation and drywall.
This inspection focuses on:
• Structural framing and connections
• Rough electrical and plumbing
• HVAC layout and support
• Fire-blocking and draft-stopping
• Window and door installations

Once drywall is installed, many of these components are no longer visible.
The pre-closing inspection is performed when the home is substantially complete and utilities are on.
This is one of the most important phases, as it allows review of:
• Completed systems and components
• Functional operation of all SOP systems
• Safety-related items
• General workmanship and finish concerns
• List you can go over with builder during walkthrough

This inspection provides buyers with a professional evaluation before closing, when items can still be addressed through the builder.
Most new homes include a one-year builder warranty. An 11-month inspection helps identify issues before the warranty period expires.
This inspection is designed to document:

• Get everything you've paid for from the builder

Yes. “New” doesn’t mean defect-free. New homes can have installation errors, missing details, and water-management issues that become expensive after closing. An inspection gives you documentation to get repairs done before you take ownership.
City inspections are important, but they’re not the same as a buyer-focused inspection. City inspectors don’t inspect every component, don’t spend hours on one home, and don’t document issues for your repair list. We inspect for your decision and your leverage.
Best practice is: Pre-Pour (foundation), Pre-Drywall, and Final / Pre-Close. If you only do one, the Final / Pre Close is a great choice, but the earlier phases catch problems when they’re easiest to fix.
Water-management details and incomplete installs are common—grading/drainage, roof flashing, exterior penetrations, HVAC performance, and electrical safety items. Small misses can turn into big damage later.
Yes. Your report is photo-documented and written clearly so the builder can understand what needs correction. You can share it directly with your builder or warranty rep.
No. Inspections aren’t pass/fail. We identify defects and risks, prioritize what matters, and document it so you can request corrections before closing.

Yes absolutely. Thermal imaging can help spot moisture issues and insulation gaps or voids. A sewer camera is useful even on new homes to catch construction debris, misaligned joints, or builder damage.
